How much does it cost me to sell?
Nothing out of pocket. We pay the closing costs and there is no agent commission, because you are selling directly to us. If the land has back taxes or liens, those are settled through the closing out of the proceeds.
How do you decide what to offer?
We research the parcel: zoning, road access, wetlands, whether it sits in the Pinelands or a CAFRA zone, and what can realistically be done with it. The offer reflects what we can actually do with the land. We explain how we got to the number, and there is no obligation to accept.
How quickly can you close?
That is up to you. When a sale needs to happen fast, we can move quickly. When a parcel has Pinelands or title details to work through, we take the time to get it right. You set the closing date.
Do you buy land that cannot be built on?
Yes. We regularly buy Pinelands-restricted, wetland, landlocked, and other parcels that most buyers avoid. We make an offer based on the land for what it is.
Do you only buy vacant land?
No. We also buy tear-down houses and the lots they sit on, and we work with owners who want to split off and sell part of a larger property they live on.
I am behind on property taxes. Can you still buy it?
Yes, and this is common. Back taxes are paid out of the sale proceeds at closing. With vacant land a tax lien can move to foreclosure relatively quickly in New Jersey, so it is worth reaching out sooner rather than later. See selling land with back taxes.
I inherited the land and there are other heirs. Can I still sell?

Do I need a survey, a perc test, or an appraisal first?

I live out of state. Can I sell my New Jersey land remotely?
Yes. Most of the process happens by phone, text, and mail, and you do not need to travel. New Jersey does require a nonresident seller tax payment at closing, which we will walk you through. See selling NJ land as an out-of-state owner.
Are you a broker or a wholesaler?
No. We are a direct buyer. We buy and close in our own name. We are not a broker or real estate agency, and we do not list your land or pass your information to anyone else.
