A percolation test measures how quickly water drains through the soil. On land without access to public sewer, which describes a lot of rural South Jersey, a septic system is the way to handle wastewater, and a septic system only works if the soil drains within acceptable limits. A passing perc test is often what separates a buildable lot from one that is not, which is why it affects value.

How much does a perc test cost in New Jersey?

For most parcels, expect roughly $500 to $1,500. The price depends on how many test holes are needed, the soil and site conditions, your county's requirements, and whether an engineering report is included. Larger or more complex sites cost more.

What if the land needs a full septic system?

If a buyer plans to build, installing a septic system commonly costs $15,000 to $35,000 depending on the system type and site. That cost is part of why raw, unsewered land is priced the way it is.

Do I need a perc test to sell my land?

No. You should not have to spend money to find out what your land is worth.
